Payments: Reservations are completed and confirmed once the landlord or agent has executed the lease agreement with their signature and payment has cleared. Leases and deposit payments must be returned within 10 days from when the lease is emailed or mailed to you. Deposits may be made by personal, cashiers, certified bank check, money order or wire transfer
. Credit cards are not accepted. Overseas transactions must be paid in US funds through a US bank. If wiring a payment there is an additional $12 transfer fee, per payment.
There is a $50 administration fee for every reservation. Final payment, plus security deposit or damage waiver and cleaning fees are due May 15 or in some cases 30 days prior to your arrival. Payment in full,
made by certified check or money order, is required on all bookings made within 30 days of arrival.
Cancellations: In order to cancel a reservation, you would need to notify our office immediately. All cancellations must be in writing. Under the terms of your lease you are still responsible for all rents due. If we are able to re-rent the property all rents will be refunded less a 15% (of all rent due) cancellation fee + a $50 processing fee. We will do our best to re-rent the property with the initial terms as your lease to a new tenant. However, we cannot guarantee re-rental.
The Cape Housing Co. reserves the right to cancel your lease and in some instances the same cancellation policy will apply:
1) If leases and initial payment are not received within 10 days of making a reservation;
2) If a payment bounces;
3) If your final payment and/or security deposit or damage waiver and cleaning fee are not received on time (by May 15 or 30 days prior to your arrival).
Linens: Every home provides pillows and a comforter for each bed. Tenants would need to supply bed sheets, bath towels and in most cases beach towels. If you would like to rent sheets and bath towels you can talk to your rental agent for information on this.
Cleaning: Each home is cleaned before and after each tenant. If your home is not cleaned to your satisfaction, you are to immediately notify us so we can rendure any issue. If we are not made aware of the cleaning issue within 24 hours of you checking in to the home, there is no recourse that can be done. No cleaning refunds will be given in any case, but we will have it re-cleaned or touched up, if need be.
Internet: If your home has internet access we recommend bringing an ethernet cable with you. That way you can access the internet if the wireless router is offline. We are not responsible for restoring or getting your computer online, if you are unable to access the internet we will make an effort during normal business hours to get it working for you. Please know we are not computer networkers or property managers and the home owners are responsible for this. It some cases you maybe required to call the internet company (1-800-Comcast) and deal with them directly as the internet does go in and out from time to time.
Hurricane, Tornado, Flooding etc: The tenant’s decision as to the purchase of trip insurance will affect tenant rights in the event of a hurricane threat, mandatory hurricane evacuations or hurricane aftermath that may prevent travel to Cape Cod. To protect your investment for trips disrupted by hurricane, TCHC strongly advises that tenants purchase this insurance offered with your reservation. This plan will cover most instances of trip interruptions due to hurricanes. In order to secure a refund you will need to contact the insurance provider, CSA, and file a claim with them. If you have not purchased trip insurance, unfortunately there will be no refund offered for lost time due to a hurricane or any other "act of God.".
Accommodations: TCHC and its agents make every effort to provide an accurate description of the homes we represent. We cannot, however, be responsible for typographical errors or changes made by owners in furnishings or equipment. If a tenant does not personally inspect the premises prior to signing their lease, they agree to accept the rental property as is, provided it meets the basic standards of habitability under MA law. The tenant will not be entitled to a refund and will have no recourse against the agent or The Cape Housing Co. if the property does not meet their expectations. "Musty / Dampness" Every home on Cape Cod has some level of musty / dampness as this is an effect of being surrounded by water. Homeowners do their best to eliminate this by providing dehumidifiers in the basements of their homes, however this is just something that happens here on Cape Cod. This is not a reflection of the quality of the home or an indication of any dangerous mold issues. A/C also will help with this issue, so if there is any concern on your part, we strongly recommend you renting a home with this amenity. TCHC and its agents are not responsible in any way if you are not satisfied with the level of humidity "mustiness" in a home. Cape Cod homes tend to have higher level of humidity than other inland areas.
Equipment and Appliances: There is no guarantee of the operation of any & all appliances. If there is an issue with an appliance TCHC will make every effort to have the appliance repaired in a timely manner. No refunds are given for appliance, equipement etc. malfuntion or failure.
Construction: There is no guarantee that your vacation will be free from contstruction going on in the area. We are unable to refund any money and / or move you to another property due to any construction that may be taking place during your stay.
Telephone: Some homes do have a telephone that will allow for local calls only. Some homes do not have telephones, so be prepared to use your cell phones and calling cards.
Pets: Most homes do not allow pets and this is clearly stated on the lease contract. If the property allows a pet, the contract will specifically state this. Any violation to this pet policy, such as bringing a pet or allowing a guests pet on the property is grounds for immediate eviction and a $1000 fine, with no refund.
Smoking: Smoking is not allowed at any property. Any violation of this is an automatic $1000 fine and immediate eviction.
Left Behind Items: If you leave an item at the rental home and would like us to send it back to you, there is a minimum $40 fee for the retrieval, packaging and shipping of any left behind item. Sorry we cannot send back any item free of charge, so please be vigilant when packing up your belongings upon departure.
