Regulations, Requirements & Policies 

 
Payment Structure:  The deposit payment (half) is due with a signed lease agreement within 5 days from when the reservation is made.  The entire amount due is always collected before the tenant is allowed to check into the property.  The balance of the amount owed is due 30 days prior to arrival.  When a reservation is made within 60 days of the arrival date, full payment is due with a signed lease, 5 days from when the reservation was made.  When a reservation is made within two weeks of the check in date the tenant is required to pay with cash, money order or travelers check.
 
Payment Options:  Personal Check in US funds, drawn on a US bank ; Money Order ; Travelers Check ; Cash  (we do not accept Credit Cards).
 
Cancellation: We at the Cape Housing Company operate at only the highest of standards and do our best to make the rental process as easy and enjoyable as possible.   If a tenant is unable to meet the requirements of the completed lease agreement the tenant must notify The Cape Housing Co. Vacation Rental Division, in writing in a timely manner. The property will then be advertised in an attempt to be re-rented. If a rental is found tenant is entitled to a refund of the total amount paid/due minus 15%.  When the re-rental process is unsuccessful the tenant is held liable for following through with the requirements in the completed lease contract, tenant would be held liable for all payments due and there are no refunds. 

When you sign the rental agreement you are completing a legally binding contract.  Therefore in agreement with The Cape Housing Co. and the Owner of the Home. The rental lease agreement therefore gives you the right to a specific home for a specific period of time. Once a lease agreement is completed there should be no expectation of refund because the property does not fit your expectations. There are no refunds for failure of nonessential items, including air conditioners, televisions, dishwashers, any home appliance, washer/dryer, etc. If a problem does occure during your stay we at the Cape Housing Co. will make every effort to rendure any issue and fix any problem as quickly as possible.

Property Description vs. Tenant Expectation:  The Cape Housing Co. Vacation Rental division accurately describes each home to the best of their knowledge, described and given by each homeowner.  We make every effort to honestly and accurately portray each rental home and are not to be held responsible for any deviation or changes made to rates, amenities, desctiption and so forth.  We strongly encourage every tenant to visit the home, in person before making a reservation. In any case, the Cape Housing co. is not liable for any unmet expectation of the tenant and there is no refund or recourse to The Cape Housing Co. or its agents.  The Cape Housing Co. Broker & Agents are not liable for any discrepancies, changes or misrepresentation. All pictures & information are the direct rights of The Cape Housing Co. and are not to be used without written permission from said company.
 
Cleaning:  Every property has a mandatory cleaning fee that each tenant is required to pay and is specific to each rental home.  Tenants are encouraged to inspect the rental home upon their arrival for any issues and notify The Cape Housing Co. Immediately of anything out of the ordinary.  The tenant needs to report any cleaning issues withing 24 hours of arriving in order for The Cape Housing Co. to render any needed cleaning at the property.  Upon check out tenants are asked to remove all of their belongings, remove everything in the refridgerator and leave the property in "broom swept" condition.
 
Upon check out - Tenants are required to return the keys to The Cape Housing Co.'s Office at 158 Cranberry Hwy. Orleans, MA and NOT to leave them at the property.  Check out is 10 am on Saturday, please be respectful of our cleaning staff's and the next tenant's schedules.  If these requirements are not fulfilled it may result in the inability to make future reservations with TCHC and loss of any security deposit or your credit card to be charged a $50 late check out / key return fee.
 
Early Check - At some properties it is possible to schedule an early check in.  In this case there is an additional $50 fee.  Most homes are not able to be prepared any earlier than 3 PM on Saturday. 
 
Left Behind Items:  Tenants are responsible for all of their belongings and will be charged for retrieving and shipping any left behind items.  Minimum item left behind charge is $10 for any item that needs to be shipped back to the tenant.
